Building Repairs on Roof, Walls and Guttering
Q - The barn we are
considering buying has some unsightly cracks in the brickwork of the external
walls. A structural engineer we consulted says the cracks are non-structural
and that the building is safe. Could you give us an idea of the cost of the
remedial work needed to put of this work right
A - Most barns have one brick thick external walls (225mm) and are built in
common bricks. To cut out the mortar in staggered cracks and re-point in
matching mortar should cost about £8 per linear metre.
Roofing Repair
Q - We have bought some second hand Welsh slates and are looking for a roofing contractor to fix them. Could you tell us the going rate for this kind of work?
A - First, let the roofer inspect your tiles to make sure that they are in good condition and that you have enough of them to cover your roof. Provided that the roof configuration is not too complicated, I would expect to pay about £25 to £39 per square metre for laying the slates plus £8 per square metre for the supply and laying of the roofing felt and fixing softwood battens. You will also have to pay for taking up the existing roof coverings
Partitioned Wall Repair
We have bought an old property and the internal non-load bearing partitions are in a very poor condition and need replacing. Could you advise us of the likely costs involved?
Here are some square metre costs.
Softwood stud partition covered with plasterboard and skimmed both sides £60
Brick walling covered with plaster both sides £70
Block walling covered with plaster both sides £60
On top of these figures allow £10 per square metre for demolishing and disposing of the existing partition
Guttering Repair
Q - The rainwater pipes and gutters on our three bedroom detached house are in a terrible state and need renewing. We would like to use aluminium instead of the usual PVC-U products. What would the extra cost be?
A - You should expect to be charged the following for supplying and fixing rainwater pipes and gutters:
