Q - We are planning to put our house on the market next year and, because it is not in very good condition, we are wondering whether what sort of work we should do to improve our prospects of a quick sale.

A - There are two types of work involved - improvements and repairs. The first is optional the second is not. You must have all repair work carried out before offering the house for sale because broken tiles, cracked glass and the like will turn off prospective buyers. Improvements are different. Top of the list for making the house more sellable is the installation of central heating, double glazing and a garage. Research has shown that fitting new kitchens and bathrooms has little impact on buyers because most people want to choose their own colours and style. Finally, freshening up the paintwork is always worthwhile.

Q - We are selling our house but have been told by a surveyor friend that we need to have the timbers in the roof space and the floor treated to eradicate beetle and fungus infestation. This will help sell the house if we can produce a certificate to show that the work has been done recently. What should it cost?

A - Go for two or three quotations for this work but spraying the exposed roof timbers with two coats of fungicide and insecticide should cost £12 to £12 per square metre.
