Q - We are preparing a budget for a self-build project and have included the land and building costs on a square metre figure basis. What other items should we include?
A - You should also allow for design fees, local authority connection charges, insurances, external works, scaffolding plant hire costs and hutting. Also include about 5% to 7.5% for a contingency reserve fund.
Self Build Plumbing
Q - We are preparing the budget for our new three-bedroom house and are looking at ways to cut costs. I am fairly handy on plumbing work and am considering carrying out the work myself and wonder how what the saving would be if I did this.
A - You could expect to make a saving of between £3,000 and £4,000 by doing this but there are other factors to consider. For example, would you lose any earnings from your normal job if you did the plumbing work yourself or would you be working at weekends and evenings. If so, you must consider the implications of co-ordinating your work with other trades, particularly at the first fixing stage. You must also think about accepting delivery of the materials if you were going to work outside normal site hours.
