This section deals with the cost of minor repair work to external brick walls and the replacement of chimney pots. Most repair work to brickwork involves the raking out and re-pointing of the mortar joints. In older buildings, the mortar sometimes decays and this is usually caused by driving rain or the penetration of water from a leaking gutter that has not been repaired.

Re-pointing decaying mortar is essential to maintain the integrity of a building and it can also enhance the appearance. The figures quoted are based upon the work being carried out at ground level and 20% should be added for the cost of working off platforms and ladders.

Cost of Replacing a Chimney Pot

Sometimes in building improvement work the cost of carrying out the work bears little relation to value of the job itself. Replacing chimney pots is a case in point. The largest element of cost in this type of work is gaining access to the chimney stack.

Access can be gained by scaffolding, ladders or special platforms, each carrying its own cost. Because of this variation, the figures below apply to the time and cost of replacing the pots only, not the cost of gaining access.

Cost of Repairing Damp External Walls

Dampness in external walls is often caused by existing flashings becoming detached from the brickwork. The mortar then becomes degraded and the flashing falls away from the face of the wall. Rainwater then enters behind the flashing and causes unsightly staining to the internal walls and this can lead to more serious problems.
