The questionnaire set out below will enable the user to produce an approximate cost of the house construction costs by three different routes:
- all the building work carried out be a contractor
- 75% of the building work carried out by sub contractors and tradesmen and the balance by the owner
- 25% of the building work carried out by sub contractors and tradesmen and the balance by the owner.
Two types of construction are covered – traditional brick and block or timber framing. A further choice is available in the level of specification that is looked for – standard, good or super. The approximate costs of external works and garaging facilities are also included.

Some notes on calculating how much it costs to build a house
The online house build cost calculator displayed above produces approximate costs of various sizes and types of houses plus also weights it based upon the buildings location
The data is based upon input from a quantity surveyor on real homes built ranging in size from 80m2 to 280m2. House building projects outside of these sizes are likely to be less accurate
BUT these building costs exclude:
- The cost of buying a building plot
- Professional fees and legal charges
- Insurances and the cost of borrowing.
