Building prices for extension single storey
Total cost of project and m2 costs for having a single floor extension added to your home. The area of the house is usually specified by its internal floor area though sometimes it can be the external area. Also, pay attention in the detailed comments to what was and wasn't included in the build costs. A simple construction may be just a shell structure (basic plumbing, electrics and building work) whereas many people will specify the actual cost i.e. after you have put in all the fittings (e.g. new kitchen or bathroom/shower suite) furnished and decorated (including carpets or other type of flooring) the extension.

| 12 metre square internal floor size. Rendered external finish, solid Celcon block construction, battens & Kingspan, plasterboard and skim. First and second fix electrics (white plastic electrical fixings). All kitchen plumbing and gas inc. column rad. Good quality Nordan double doors. Pitched roof inc. two skylights. Soak-a-way. Includes knocking through into existing building, inserting lintels etc, though making good on extension side only(!). Does not include internal wall decoration or floor covering. Builder did not move soil stack so it's boxed in through our extension. He moved a drain though and left boiler condensation pipe draining onto a paved area! This caused problems getting regulations cert but rectified by friendly plumber who diverted pipe into soil stack. Used cheaper chipboard rather than ply on the floor meaning I had to buy the more expensive tiling adhesive and grout to avoid cracking. Left rubbish behind.
