How much does it cost to build a house yourself?
The house build calculator will enable you to produce an approximate cost for the construction of house by three different routes:
- All the building work carried out be a contractor
- 75% of the building work carried out by sub contractors and tradesmen and the balance by you.
- 25% of the building work carried out by sub contractors and tradesmen and the balance by you.
Two types of construction are covered – traditional brick and block or timber framing. A further choice is available in the level of specification that is looked for – standard, mid-range or high-end. The approximate costs of external works and are also included.
About the calculations
The online house build cost calculator displayed above produces approximate costs of various sizes and types of houses plus also weights it based upon the buildings location.
The data is based upon input from a quantity surveyor on real homes built ranging in size from 80m2 to 280m2. House building projects outside of these sizes are likely to be less accurate
These building costs exclude:
- VAT
- The cost of buying a building plot.
- Professional fees and legal charges.
- Insurances and the cost of borrowing.
It cannot be stressed enough the figures displayed are approximate and quotations from reputable contractors should be obtained if a decision is taken to go ahead with the building work.
