About the Plastering Price Calculator

The data is based upon input from a quantity surveyor on real plastering jobs. The calculator will be most accurate for typical UK room sizes ranging from 2.5 x 3m to 5 x 5m and also ones with few doors, windows and other non-plastered areas e.g. a fireplaces.

The term “wet plastered” used here means to apply plaster directly to brick or block work for example apply one coat of bonding plaster and one finishing coat 13mm thick to brickwork. We have used the term “wet” to distinguish it from plaster board which can be known as dry-lining followed by skimming. Further details of plastering types can be found in the FAQ below.

The costs calculated assume the following:

  • The work is carried out by an experienced contractor using gypsum plaster
  • The work is carried out in an empty room
  • VAT is not included
  • Access is good
  • Doors and windows are assumed to be 2m2 each

It should be remembered that the plastering prices displayed are indicative only and quotations should be obtained from reputable plasterers.

FAQ

This is typically when an already plastered wall is ‘skimmed’ over to repair any blemishes such as cracks and holes, it’s a final layer ready for decorating. It doesn’t require any plasterboard and is a relatively simple and cheaper process.

This is the most common full plastering job, plaster boarding (also known as dry lining) is where sheets of plaster board are fixed to walls using a dot and dab process of applying adhesive to the back of the board and stuck to the wall. Plaster is then skimmed to the board to get a perfectly flat and smooth finish.

In the case of a ceiling boards are screwed to the joists and can cover up an old, sagging or unsightly ceiling such as an artex plaster finish.

Plaster boarding (dry lining) and skimming is the fastest full plastering method perfect for renovations and new builds, it results in a great finish with flat and true surfaces.

This is the traditional method where plaster is applied directly to the walls (not plaster board). It requires a thicker layer of plaster and hence takes longer to dry, it’s not the preferred method of most plasterers as it takes longer and is generally more costly. It does however provide a fantastic finish, is less easily damaged compared to plaster board and is growing in popularity due to the increasing use of breathable lime mortars in period properties.

This particular calculator uses regional specific pricing to account for typical costs found in different parts of the country, London for example is the most expensive. It’s only a guide and variations will be found within regions themselves.
