How much does an Electrical Inspection Condition Report (EICR) cost?
An Electrical Installation Condition Report (EICR) is a mandatory requirement for landlords. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 came into force on June 1, 2020, and they mandate that landlords must ensure electrical installations in their rented properties are inspected and tested by a qualified person at least every five years, or more often if the inspector recommends it.
The inspection and testing must be carried out by a qualified and competent electrician, and a copy of the EICR must be provided to the tenant, as well as to the local housing authority if requested. The regulations apply to new tenancies from July 1, 2020, and existing tenancies from April 1, 2021.
The cost of an EICR generally varies based on the size of property and age of the electrical installation, you can however expect to pay between £100 – £300 + VAT, an inspection will take approximately 2-4 hours.
